房地产开发建设中的物业管理与服务

摘    要:物业管理与服务参与到房地产开发建设的全过程,将有利于开发商按消费者需求进行房地产开发建设,使房地产开发真正走向以消费者需求为中心的轨道。本文站在不同主体的角度界定了物业管理的内涵,提出了房地产开发建设中的物业管理与服务是提高房地产产品适用性的关键工作,是提升房地产开发企业核心竞争力的重要因素,是实现物业管理企业可持续发展的主要策略,并阐述了从全过程、全员、全方位三维度建立的全面物业管理与服务体系中物业管理与服务的主要内容。

Facility Management and Service in real Estate Development and Construction

Abstract:The participation of real estate management and service in the life cycle of real estate development and construction will benefit the developers to develop and construct a customer-oriented real estate,which makes the real estate development in an orbit with the customer’s needs as a focus.From various aspects of different parties,the notation of facility management is defined.It is proposed that the real estate management and service in real estate development and construction are the key jobs to improve the suitability of real estate product,the important factors to promote core competent ability of real estate development companies,and the major countermeasures to realize the sustain- able development of facility management enterprises.Main contents of facility management and service in the facility management system established from triple aspects of whole procedure,whole persons and whole orientations are expatiated.
