摘    要:近10年来,中国房地产市场出现了较大波动,由于住房与居民生活息息相关,居民对房地产价格的关注度日益提高,房价走势已经成为影响居民生活质量的重要因素。本文主要研究了2003年以来中国房地产市场的波动情况及国家对房地产市场的调控情况。居民财富状况、城市化、投机行为与投资渠道闭塞是引起房价不断上涨的原因,为了防止房地产市场泡沫,尤其是大城市房地产市场泡沫的继续扩大,促进收入分配公平、加速和完善保障房建设、打击炒房等投机行为、发展资本市场是关键。

Analysis of Reasons and Countermeasures about Price Fluctuations in the Real Estate Market

Abstract:In the past 10 years, great fluctuations appeared in China's real estate market. As the result of close relationship between houses and daily life, people are paying increasing attention to housing price. The trend of housing price has become an important factor which can affect the quality of living standards. This paper mainly studies fluctuations in housing market and government's regulations since the year of 2003. Wealth, urbanization, speculation and lack of investment options are key factors which make housing price rise constantly. In order to control the bubble in the real estate market, especially expansion of the bubble in big cities, these measures are necessary including promoting the fair distribution of income, speeding up and improving low - income housing construction, combating speculative moves and developing capital market, etc.
