房地产业的宏观调控研究

摘    要:近年来我国房地产业出现了快速发展的过热现象,其原因复杂。2004年中央开始有针对性地对房地产行业进行宏观调控,但过去的和现有的政策只具有明显的短期效应。因此,各级政府必须从房地产行业目前的机制与现存的问题出发,建立与市场经济相适应的房地产业宏观调控的长效机制,真正使房地产业长期稳定健康的发展。

Abstract:In recent years, the real estate industry of our country has been over developed under very complicated conditions. The central government has been implementing macro-modulation policies to control real estate industry since 2004; however, neither the previous nor the present policies can exert long-term efficiency. The paper points out that only with feasible macro-management and modulating system in accordance of market economy, can government put the development of real estate into the right track so as to see its sound, sustainable and harmonious advance.
