Abstract:Based on the analysis of the cultivated land appraisal methods, it is pointed out that there exist two thoughts as 'perfectionism' and 'equalitarianism' within researches of land price appraisal, both of which have their advantages and disadvantages in land appraisal practices. To calculate the true price of cultivated land in China, it is argued a new research approach incorporating the advantages of several existing appraisal methods should be set up. Therefore, this paper presents the rating revenue integrated model (RRM), a new synthetic model for cultivated land appraisal that combines with advantages of several land pricing models at present. The empirical results from the Yongding Township by employing this new model indicates that RRM has great significance in practices of land appraisal of China, which can resolve several problems couldn't be solved by single model.
