| 摘 要： | 本文以生产力为标准详细地分析了国外土地制度的发展过程。认为,当代土地制度的发展具有三大趋势,即从土地所有权的绝对性向社会和个人协调演变,从以土地所有权为中心的产权制度向以土地利用为中心的产权制度演变,从以地表产权为中心的产权制度向土地立体产权制度演变。这些分析对我国农村土地制度的改革和发展具有重要的指导意义

| Abstract: | The paper observes in detail the evolution of the rural land system in foreign countries with productivity as evaluation standard, and points out three main trends in the development of the contemporary land system. 1. foom the absolute nature of the land ownership to sociality. 2.from the property rights mainly referring to the land ownership to the property rights referring to the use of land. 3. from the property rights mainly referring to the land surface ownership to the proper rights referring to mixed rights of land. These discussions give an important guide to the reform and development of the rural land system in China. |
