| 摘 要： | 市场法是房地产估价中广泛采用的方法。依据地产估价的基本理论,深入分析研究房地产估价务实中市场法的难点及其存在的问题,提出使用专家打分法进行因素指标量化、用集值迭代法对因素指标赋权、用假设权重法对评价指标进行综合评估的估价方法。旨在实践操作中,应用该方法能够切实有效地减少估价人员主观评价所带来的误差,使估价结果更加客观、真实、合理。
