我国房地产金融非均衡状况分析与政策建议

摘    要:我国商业性房地产金融和政策性房地产金融存在明显的非均衡特征.导致房地产贷款结构不均衡的主要原因在于房地产融资渠道单一以及商业银行和房地产开发商的“脆弱性”.住房公积金的分散化管理和现行金融监管制度的不完善也加重了房地产金融的非均衡状况.

Abstract:The unequilibrium of commercial real estate finance and public real estate finance have appeared in China.The main reasons that real estate loans structure is imbalanced are rare channels of real estate financing and the"vulnerability"in commercial banks and real estate companies.Decentralized management of housing accumulation fund and the imperfections of current financial regulatory system also increase unequilibrium of real estate finance.
