| 摘 要： | 公益征收的范围即房屋应当扩大到其他不动产，比如码头等；征收补偿依据，涉及权利归属和权利内容以不动产登记簿为准，客体方面以调查结果为准。登记机关存在过错导致被征收损失的，应当承担相应责任。因征收导致物权变动的，以公益、合法和补偿为前提。
