摘    要:住房是关系城市居民切身利益的稀缺资源,兼具消费品与投资品的双重属性。目前我国房地产市场是刚性需求,在资源和空间有限的前提下如何把刚性需求转化为有效需求实现现有整体资源效用最大化是当务之急,加强对住房存量管理以及促进住房消费限制住房投资是及时有效的应对措施。住房无非是一个安身之所,不应该成为富人更富穷人更穷的工具。但是目前的房地产市场已陷入供需结构失衡的困境,本文对失衡原因进行了深入分析,并进一步分析由失衡而造成的联动影响,在此基础上进一步提出了改善不均衡困境的对策,以促进我国房地产市场稳定健康合理有序的发展。

Abstract:Housing is the relationship of city residents' interests of scarce resources, both consumer and investment goods dual attribute. At present, China's real estate market is rigid demand, resources and limited space under the premise of the rigid demand into effective demand existing overall resource utility maximization is a pressing matter of the moment, the strengthening of the housing stock management and promoting housing consumption housing investment is restricted and effective measures. Housing is a safe, should not become the rich the poor poorer tool. But the current real estate market has plunged into the plight of unbalance of structure of supply and demand, this paper analyzes on the reasons of unbalance, and further analysis of the imbalance caused by the linkage effects, and further proposed in this foundation to improve the imbalance of the countermeasure of predicament, promotes our country real estate market stable healthy and orderly development.
