关于房价飙升的理论思考

摘    要:供给方的寡头垄断和需求方的无序竞争是造成房价飙升的重要原因。房价飙升带来了负面效应:拉大贫富差距,出现泡沫经济,阻碍资金流动,机会成本过大,有悖于可持续发展战略的执行,不利于和谐社会的构建。政府应采取多种方法控制房价飙升。

Abstract:The government's land auctioning with price competition and developer's seeking for windfall profits are responsible for dramatic rise of housing price on the part of the sellor;some consumer's irrational vying with each other and investor's rational speculative activities are responsible for that on the part of the purchaser.The negative effect of the dramatic rise of housing price runs counter to the strategy of sustainable development as a result of the bubble economy featuring a widening gap between the poor and the rich,impediment to capital fluidity and excessive speculative cost,which is not conducive to constructing a harmonious society.The government should adopt variety of means to control the dramatic rise of housing price.
