摘    要:为了提高房地产估价中可比实例的选择精度,将灰色关联理论引入到市场比较法,通过计算特征因素与房地产价格关联度的大小,确定特征因素的权重,利用模糊贴近度的大小选择出市场比较法中的可比实例,最后通过一个应用实例说明该方法的实用性。

Study on the Selection of Comparative Cases in the Estimating Real Estate
Abstract:Aiming to improve the selective precision in transaction cases of real estate appraisal,gray correlation theory has been used to appraisal in market comparison approach.Through calculating the value of correlation degree between features factors and real estate prices,the weight can be determined.And then choosen transaction cases of market comparative method based on the value of fuzzy approach.A case proves that such a kind of market comparative method with gray correlation theory is feasible and effectiv...
