| 摘 要： | 为了提高房地产估价中可比实例的选择精度，将灰色关联理论引入到市场比较法，通过计算特征因素与房地产价格关联度的大小，确定特征因素的权重，利用模糊贴近度的大小选择出市场比较法中的可比实例，最后通过一个应用实例说明该方法的实用性。
