咸阳市区城市地价与城市空间扩展探析

摘    要:城市地价是土地有偿使用制度的产物,也是地租的资本化.城市土地级差地租是调节城市用地类型空间结构的杠杆.城市空间扩展过程的实质表现为城市土地利用类型空间结构模式的不断调整优化.本文立足于阿朗索(W.Alonso)的城市土地价值理论,从商服用地与城市中心立体化,住宅用地、工业用地调整及房地产开发建设等方面讨论咸阳市城市空间扩展的方式、趋势和方略,并指出咸阳市区地价对城市空间扩展的影响作用.

Abstract:The land price is the result of the system that is made compensatory use of the land, and also is the capitalization of the rent. The differential rent of urban land is the lever to adjust the urban land makes use of the types space structure. The substance of urban space expansion course shows as the constantly adjustment optimization that the urban land makes use of the types space structure model. This paper is kept a foothold on W.Alonso's the urban land value theory, and discusses the method, tendency and strategy of the Xianyang urban space expansion from the business land with three dimensional of urban center, and the adjustment of the resident land and the industrial land, and the development construction of real estate et. It is finally pointed out that the influencing effect to the urban space expansion of the Xianyang urban districts land price.
