| 摘 要： | 物业管理是随着住房制度改革和房地产管理体制改革的深入而形成的新兴产业，作为一种新型的城市管理形式，物业管理日益成为社会各界和老百姓关注的焦点之一。然而，随着物业管理行业的迅速发展，物业管理中存在的问题和矛盾，不仅影响了物业管理行业的健康发展，还逐步成为社会的热点问题。本文通过对江阴市住宅小区物业管理进行调查，分析了当前江阴住宅小区物业管理存在的主要问题及产生原因，并提出了解决问题的对策和措施。
