房地产估价中市场比较法的改进与应用

摘    要:传统市场比较法在评估房地产价格时存在着区域因素、个别因素修正取值随意性大、计算过程过于粗糙、评估结果不够准确的问题。本文提出应用层次分析法、模糊数学和BP神经网络三种新方法对市场比较法进行改进,系统阐述了三种方法在市场比较法估价中应用的原理、方法和步骤,在此基础上分析了三种方法各自的优势、问题和条件等,并对其应用前景进行预测。

Abstract:The traditional market comparison approach in the assessment of real estate prices has a series of problems about regional factors and individual factors amendment arbitrary value.In addition,the calculation process is too rough and the results of the assessment are not accurate enough.This paper raises three new methods including application of AHP,fuzzy BP and also systematically expounds the three methods' principles,contents and steps in the assessment application of Market Sales Comparison.
