| 摘 要： | 县级市大都在原来县城的基础上发展起来，土地市场还未完全形成。在对其建成区域内土地进行定级估价时，应充分考虑这些特点，以综合定级为主，选取影响土地价值差异较大的商服繁华影响度等主导因素进行定级。在综合定级基础上，与土地估价相结合，以级差收益测算法为核心方法对土地价格进行评估。

So the type of comprehensive land grade is taken for the key type.Commercial servile busy in fluence degree is chosen dominant factor. On the basis of comprehensive land grade. as a key method, differential(land) incomes calculatcin is used to assess land price. |
