市场法估价百分率修正公式辨析

摘    要:百分率法是市场法估价中一种常用的修正方法,有相乘和相加两种公式选择。目前,对于如何选择及选择理由缺少研究与说明。为保证房地产估价教学与工作的科学性和公信力,文章基于市场法和修正公式的理论原理,结合实际比较分析逻辑,对价格差异量的判断思路和两种公式的选择加以辨析,揭示了二者的逻辑关系,明确了公式的内涵特征和适用前提,最终给出了选择建议。

Abstract:Percentage method is a kind of commonly used correction method of marketing valua- tion, which has two kinds of formula to select : multiplication and addition. At present, it is lack of re- search and explanation about how to choose and why to choose it. To ensure the scientific nature and credibility of appraisal teaching and working of the real estate, this paper discriminates the judgment thinking of the amount of the price variance and the choice of two kinds of formula based on marketing and the theoretical principle of correction formula combining with the actual comparative analysis of log- ic, reveals the logical relationship of the two, and makes clear the connotation characteristics and appli- cable premise of formula, finally gives us suggestions to choose.
