| 摘 要： | 随着我国房地产业的发展，常要对土地他项权利的价格做出客观合理的评估，在估价实践中，有时需要直接对他项权利估价，有时则需要考虑他项权利的存在而对土地使用权估价进行修正。本分析、探讨了土地租赁权评估的技术思想和估价方法，并结合实例加说明。

| Abstract: | Along with the development of real estate in our country,an objective and reasonable valuation of encumbrance of landed estate is often in demand.In valuation practice,direct valuation of encumbrance is needed sometimes,revision of land use right is needed,sometimes for considering the existence of encumbrance.Combining with exemplification,the author analyses and discusses the technical thinking and valuation method of valuating land lease right. |
