国内外城市地价时空演变研究进展

摘    要:城市地价时空演变是研究随时间的推进,反映城市土地收益能力的地价在城市内部空间如何分布的问题,实质是二维地理空间、时间维、地价水平等元素综合构成的四维空间问题。文章在分析地价时空演变内涵的基础上,分别阐述国内外城市地价空间演变与时序变化的影响因素、研究方法、主要研究成果,并对国内外城市地价时空演变研究的技术方法、成果予以评论,指出现有研究成果对城市地价的时空演变分析还局限于不同时期地价的静态对比,未将地价空间变迁与时序变化紧密融合起来,没有真正体现城市地价的时空一体化演变过程。最后提出,选择合适的时空统计分析工具与方法,运用TemporalGIS技术,把影响城市地价时空演变的空间与非空间因素结合起来,探索城市地价在时空上的演变模型,进而监测城市地价时空变化动态。将是城市地价时空演变研究的主要趋势。

Abstract:Spatial-temporal evolution of urban land price involves spatial-temporal distribution of urban land price which reflects the urban land profitability and is a 4D issue comprising 2D space, time and land price. This paper reviews the research progress at home and abroad, and discusses the influential factors, research methods, and main achievements in urban land price spatial-temporal evolution. The factors affecting land pricing are complicated in the context of rapid social and economic development and recognized gradually by people. GIS techniques and statistical tools are used to analyze the spatial evolution of urban land price and urban land price indices are computed. The ways or models such as Digital Land Price Model, Land Price Index, WebGIS, Graphic comparison as well as some of empirical methods are used or obtained in the research filed of spatial-temporal evolution of urban land price. Comments on technique approaches and achievements of ULPSTE research at home and abroad are given. Analysis of ULPSTE has been limited in the static comparison among urban land price levels of different periods. Researches on spatial evolution of urban land price have not yet been incorporated with the research on temporal evolution of urban land price. It is proposed that with the aid of proper space-time statistic analysis tools or methods and GIS technology, the future research should focus on the integration of spatial and non-spatial factors affecting the land price, the simulation of the spatial-temporal evolution process of urban land price, and monitoring and supervision of land price changes.
