| 摘 要： | 研究2003～2010年中国各省区住房价格的空间分布格局与特征,并通过选择适当的空间面板计量模型,实证研究各省区宏观因素对住房价格的影响,以及相邻地区的住房价格变动对本地区住房价格的空间溢出效应。研究结果表明:中国省域间的住房价格在空间分布上存在显著的正相关关系;空间溢出效应是地区住房价格波动不可忽视的重要影响因素。

| Abstract: | This paper studies on the spatial distribution pattern and characteristics of each province's housing price in China.By the means of choosing the appropriate spatial panel data model,it also does the research on the influence of the housing price by the macro factors of each province,and the spatial spillover effects to the local housing price by the changes in housing price of adjacent regions.The result shows that the housing prices of each province in china are positively correlated in spatial distribution.At the same time,the spatial spillover effect is one of the most important factors in the fluctuation of regional housing price. |
