公共租赁住房的定价研究

摘    要:在分析影响公租房定价标准的基础上给出了三种不同的定价方法,分别是边际成本定价法、新建公用事业项目的成本加成定价法、Ramsey定价法。不同的定价法各有其优点和不足,所以政府应该从本城市的实际情况出发,综合考虑多种因素来制定公租房的租金价格,使得政府、开发商、租赁人共同受益。

Abstract:The authors of this paper,on the basis of the analysis of the factors affecting pricing of public rental housing,propose three different pricing methods,namely the marginal cost pricing, cost-plus pricing for new utility proj ects,and Ramsey pricing.Different pricing methods have their advantages and disadvantages,so city governments should take their actual situations and other various factors into consideration when pricing public rental housing to benefit the govern-ment,housing developers,and leasing people.
