| 摘 要： | 本首先检讨了我国现行不动产登记制度公示、公信效力存在的制度缺陷，接着对不动产公示、公信力的制度建设提出了自己的立法建议，特别分析了废除产权证书发放的必要性、可行性，并提出以全新开放的计算机资讯服务代替产权证书的发放。

| Abstract: | The article rethinks the defects existing in the demonstrative effect of the registration system of real estate right. It points out that the registration system of real estate right and registration institution are not uniform and that rules concerning the effect of registration are not uniform and clear. The article gives some advice that the certificate of property should be replaced by the service of computer information. |
