摘    要:中国土地市场是个高度垄断的市场,导致房地产供给市场也是高度的垄断,供需矛盾非常突出,出现了许多违背常理的现象,着重从理论的层面来探讨商品住宅房市场供求的一些规律,剖析商品住宅房价格为何居高不下的原因。

Abstract:In China, the government monopolizes the land market, which leads to the high monopolization of housing supply, the serious contradiction of supply and demanding and a lot of abnormal phenomena. This paper tries to explore some laws of market of commercial residential building in theory and analyzes the causes of the increasing price.
