摘    要:通过对乌兰花镇房地产市场的调查与分析,确定了基准地价评估技术途径是:根据土地条件划分均质地域,用市场交易价格等资料进行评估。技术手段采用机助数据处理和多种测算方法.并结合该镇特点和估价经验确定基准地价,其成果已获得实际应用,效果是令人满意的。

Abstract:On the basis of investigation and analysis of the real estate market in the Town of Wulanhua, the technical approach for assessing its standard land price has been decided on, thst is: according to its conditions the whole land is divided into areas of the same quality and assessed with the data of the market price. The standard priclis decided by the combination of technical means including.machine-aided data processing and diversified measuring and calculating methods, and the characteristics of the town and experience gained in the assessment. This method has been put into use with satisfactory results.
