随着中国城市化进程的不断推进,以及刚性购房需求的不断增加,造成中国城镇房价过高,并且目前房价问题已经成为中国经济的重要问题之一。有效地控制处于高位的房价已经成为中国政府调控的重要工作之一。由于中国地产行业的快速发展,使得地产行业与中国经济的发展极为紧密,造成这种情况的一个主要原因就是房价对于中国居民的消费有着一定的影响。但是就目前中国的房地产现状来讲,房价相对于城市居民的收入来讲过高了,并且房价不稳定,具有一定的波动,这样的情况不但会对房地产市场的消费造成一定的影响,并且极有可能造成房地产行业的泡沫产生。一旦出现房地产泡沫将会极大的影响中国经济的健康平稳发展。 相似文献

我国影子银行的资金主要投向房地产领域,造成了前些年房地产价格的泡沫以及影子银行体系发展的失衡.因此,本文研究影子银行在中国房地产市场的发展不仅可以对房地产行业的发展起到推波助澜的作用,还可以稳定影子银行规模的发展,完善影子银行体系.EGARCH-M模型的实证结果显示影子银行和借贷利率对房价具有正向影响,而房价的波动则产生负向影响,其他政策性的虚拟变量也对房价出现显著正向影响.针对实证结果提出了相关控制影子银行规模的政策,以及稳定房价的波动的策略,可以有效地调控我国房地产市场. 相似文献

我国房地产行业的迅速发展在为城市商业银行带来丰厚利润的同时,房地产"市场化"的长效机制又可能会使房地产行业贷款集中度较高的城市商业银行的风险充分暴露。房地产价格影响城市商业银行稳定性的传导途径中,房价下跌和房价偏离均增加了其不稳定性,但房价下跌的作用力要大得多。在抵押效应的作用下,当房地产泡沫破裂,房价持续下跌时,房地产作为抵押品的价值会持续缩水,企业与个人的还贷违约会给城市商业银行增添巨大的风险,并持续地暴露出其脆弱性。 相似文献

Students' dislike of learning English literature appears to be the major problem of teaching English literature in China. Reader response approach is a good way to solve this problem.
